We require a completed PRE-SHOWING FORM before we set viewing appointments (NO FEE and general information). Click on the “Pre-Showing Form” TAB and the form will open up as an adobe form; you can complete, save and email to us in pdf form only OR you can complete and fax in.
Lockboxes (where applicable) are for workers and real estate agents only. If you are working with a real estate agent, please have them contact us directly for showing instructions and our procedure.
Once you decide to rent a property from our firm, we have an Online Application; there is a $45 Application Fee (per adult, non-refundable). BEFORE you apply online, be prepared to upload copies of your driver’s license, social security card and 2 latest paystubs when you apply online.
All of our managed properties are on a FIRST COME / FIRST SERVE basis. We do not hold properties, you will be expected to start your lease within 7 to 10 days of submitting your online application. It will take a minimum of 2 business days to process your application and information once all documentation and fees are received.
Part of our qualification process and our firm’s policy, is that we are looking for someone to make 3 times the rent amount OR be spending one third (1/3) of their total family income on rent (Gross Income before deductions). If you don’t have that ratio you can let us know if you have a co-signor that would apply and qualify with you. All sources of income must be verifiable by our firm directly from the source; if you are self employed you will have to provide the latest 2 filed tax returns as evidence of income. We verify employment, income, at least the last 3 years of residency and pull credit, background and national eviction reports.
You might not be approved if you have an outstanding balance, bankruptcy, foreclosure, late payment/eviction history, active collections, liens/judgments, pending litigation, criminal background, specific dog breeds, etc. – ask us regarding your particular situation BEFORE you apply.
All information must be verifiable by our firm directly from the sources.
If your employer requires verification through a third party verifier (ex. “The Work Number”), there is an additional cost of $34.95 (their current charge per inquiry) that will also be due before processing of your application and information can be completed. Please check with your employer and/or HR Dept. so that you know ahead of time how your employer handles verification requests. ALL requested information and any additional fees must be paid timely in order to not lose priority.
The software program that we use, AppFolio, together with the vendor sources that they use, approves or denies an application based on standard criteria. We will not necessarily have specifics on why an application is rejected.
Rent is due on the 1ST of each month, No Exceptions.
We accept Rent Payments ONLINE ONLY, No Exceptions.
MOVE IN INSPECTION:
On the begin date of your Lease, a Move In Inspection must be completed together in person at the property and the utilities must be on in your name before you will be given possession of the property.
Some properties allow a few select animals and some do not, please check the specific property listing to see if the property/ies you are inquiring about permits pets. If you have animals, please include specific and complete information on your pre-showing form and we will advise you what type of pet fee and pet deposits will be required. Our company policy is that any of the following DOG BREEDS or any mixture thereof, and any animal with a history of biting/snapping or aggressive behavior are strictly prohibited:
Akitas, American Bulldogs, Beaucerons, Caucasian Mountain Dogs, Chows, Doberman Pinchers, Great Danes, German Shepards, Pittbulls, Rottweilers, Staffordshire Terriers and Wolf Hybrids.
SECTION 8 / DCA: We are not currently participating in the Section 8 program. If you are under the Section 8 program, they have a website with property listings by participating landlords for your reference.
