VIEWING APPOINTMENT:

 We require a “Preshowing Form” (no fee/general info) BEFORE we schedule viewing appointments. 
Complete and email (instructions below), and we’ll contact you back about scheduling a viewing appointment. 
We do Viewing Appointments Monday through Thursday ONLY, between 8am and 4:00pm

To EMAIL: Once you open/download, on the toolbar click “FILL IN & SIGN”, fully complete, SAVE and then EMAIL your saved form as a .PDF attachment only.   
We do NOT open photo's, links, word documents, etc., nor any other types of attachments. 
We do not make appointments to obtain Preshowing Forms and you cannot hand deliver same.
The Preshowing Form is only to obtain some general information.  You are not applying at this point, and we do NOT run your credit or background with this form.


QUALIFICATION CRITERIA:

Qualification Criteria includes, but is not limited to:
1.  Individual or family makes 3 times the rent amount (Gross Income/before deductions).
     (If you don’t have that ratio you can let us know if you have a co-signor that would apply and qualify with you.)
2.  Has a credit score of 670 * or higher with no (or low) negative items on their credit or history.
3.  Steady and verifiable employment history and income.
4.  Have no negative background history.
No matter the credit score, even if it is within the desired range or higher, we do NOT rent to anyone who has any
unsatisfied rental accounts, unsatisfied evictions or collections/charge offs above the limits stated below.

* There are some alternatives to pay an additional month(s) security deposit depending on your credit score (see below). 
If your score is too low, the only other option would be to have a CO-SIGNOR that qualified completely on their own,
until your credit situation improved.   

Should a prospect have less than a 670 credit score, IF ALL other information verifies to our satisfaction, and any negative accounts, collections, charge offs, etc. were under a certain amount, then the following additional security deposit amounts MIGHT be possible as an alternative.   Depending on the type and amount of negative accounts, collections, and/or charge offs, the limit shall be no more than $2,000 max per individual OR $3,500 max per couple.  Under no circumstances can there be any unsatisfied rental account, or unsatisfied eviction.

Credit Score of 670 and up   =    pay a 1 month Security Deposit
Credit Score of 640 to 669    =    pay a 1 and ½ months Security Deposit
Credit Score of 611 to 639    =    pay a 2 month Security Deposit
Credit Score of 580 to 610    =    pay a 3 month Security Deposit
Credit Score below 580         =    prospect will need a cosigner who can qualify on their own.

Please be advised that:
We do NOT rent to anyone with an open/active Bankruptcy.
We do NOT rent to anyone with open/active criminal charges, probation, etc.
We do NOT accept or handle any personal information, all information required for application MUST be uploaded
via a 3rd party vendor to the online application ONLY.  We cannot accept any personal information directly.
We do NOT accept bank statements or check copies as evidence of income.
Individual who are self-employed,  “cash only” or “1099” employees MUST provide with online application ONLY,
the most recent Tax Return, Prepared by a Certified Tax Professional ONLY, we CANNOT accept Self-Prepared.  

ROOMMATES:  Some roommate situations are considered.  


APPLICATION and GENERAL INFORMATION:

A Lease MUST begin within 10 days of submission of Application (Landlord CANNOT hold properties for any reason).

Rent is due on the 1st of each month, No Exceptions.
Rental payments are accepted ONLINE ONLY, No Exceptions.
All Repair Requests MUST be submitted online through the Tenant Portal.

All of our managed properties are on a FIRST COME / FIRST SERVE basis.
Once a complete application has been received, it will take a minimum of 2 business days to process an applicant's application and information.
Application Fee is $45 PER ADULT, and is strictly NON-REFUNDABLE, No Exceptions.
Make sure to obtain specific application instructions from us BEFORE APPLYING, to avoid any confusion and incomplete information.   

All occupants must be listed, and all occupants age 18 and older must apply SEPARATELY.  Each application must be complete with accurate information, and have all required information uploaded at the time of application.  Do NOT start the application process UNTIL you are able to upload all required information.  (Once you log out of the online application, you cannot get back into it.)  Incomplete applications will NOT be accepted, and no refund will be issued.  If you do not submit and upload all required information at the time of application, you would have to apply again AND pay another application fee.  We do not handle or accept any personal information (no emailed, faxed or mailed info), ALL information MUST be submitted securely onto the online application (No Exceptions).

Standard Application information required is: 

1.  Current, valid U.S. DRIVERS LICENSE.

2.  W2 from previous year.

3.  PAYMENT ADVICE, copy of two (2) most recent.
Employment and income would still be verified directly with the employer.  
(If working for a private individual, friend or relative, see “self employed” below.)
You will need to check with your employer to see how THEY handle verification requests BEFORE applying.  If an employer uses a third-party verifier, the applicant is responsible for that expense, and would need to provide those funds and information prior to submitting an application.  ALL requested information and any additional expenses, must be paid timely in order to avoid any delays in processing an application (another applicant could possibly move ahead if their application, information and fees were all complete).

4.  At least the last 3 years of RESIDENCE INFORMATION, to include the property owner or landlord/management company name and complete contact information in that section of the application (website, email, office and/or payment mailing address, phone numbers).  We do not use cell numbers in order to obtain any verification information.  You can also provide a lease copy.  

5.  SELF EMPLOYED:  
Copy of the most recent tax return, professionally prepared by a certified tax professional (we cannot accept self-prepared).
Be advised that the subject property is being advertised as a residence only, a tenant CANNOT operate a business from the property, not advertise nor have people coming and going.  

6.  CHILD SUPPORT:  
Indicate which child(ren) that is for, how long will you receive, and provide a recorded copy of either a court order, or child support order, for that to be able to be considered as additional income.  That documentation would need to specify children, amounts, begin and end dates, any more recent amendments, etc.

7.  BANKRUPTCY:  
A prospect would need to discuss this with us BEFORE applying.  We CANNOT rent to people with open bankruptcies; depending on the type of filing, they must be concluded, discharged, paid satisfactory, etc.  We would need the type/chapter, date initially filed, current status, and a copy of the conclusion letter issued by your bankruptcy attorney.  


Properties will be rented to the first applicant that is processed completely, qualifies and is approved, completes required Lease paperwork and pays all required funds due.  Multiple applications may be considered for the property and no priority is guaranteed.  Preshowing Form, together with an online application, even if accepted, shall under no circumstances be considered a Lease Agreement and no Lease shall exist until both parties (applicant and Apalachee Realty Inc.) enter into a formal, written Lease Agreement, and applicant pays all required fees, advance rent, security deposit, pet fee (non-refundable), pet deposit (potentially refundable and ONLY applicable IF animal(s) are permissible; see "Animal Information" below), and provides required information and documentation, etc.

Any omitted and/or misrepresented information is grounds for rejection of consideration, denial of application and/or immediate termination of Lease.  All information must be verifiable by our firm directly from the sources.

The software program that we use, AppFolio, together with the vendor sources that they use, may approve or deny an application based on standard criteria.  We will not necessarily have specifics on why an application is rejected.

PAYMENTS:

Rent is due on the 1st of each month, No Exceptions.
We accept rental payments ONLINE ONLY, No Exceptions.

MOVE IN INSPECTION:

On the begin date of your Lease, a Move In Inspection must be completed in person at the property, and the utilities must be on in your name before you would be given possession of the property.

ANIMAL INFORMATION:

Some properties allow a few select animals, please check the specific property listing to see if the property/ies you are inquiring about permits animals. If you have animals, please include specific information on your Pre-Showing Form and we will advise you what type of information (photo and veterinarian records), pet fee (non-refundable) and pet deposit would be required.
Our company policy is that any of the following DOG BREEDS or any mixture thereof, and any animal with a history of biting/snapping or aggressive behavior are strictly PROHIBITED:
Akitas, American Bulldogs, Beaucerons, Caucasian Mountain Dogs, Chows, Doberman Pinchers, Great Danes, German Shepards, Pittbulls, Rottweilers, Staffordshire Terriers and Wolf Hybrids.

ASSISTANCE PROGRAMS:

We do NOT accept any type of assistance programs, either with initial up front funds or ongoing monthly rent. 
We deal directly with the tenant/occupant, who will have to qualify based on their information alone.
